Monroe County Residents Have Three Weeks Remaining to Appeal 2025 Property Values, Six Weeks Remaining to Appeal Frozen 2024 Property Values

With the Monroe County Board of Assessors having approved on Wednesday, June 4 to freeze 2025 Monroe County residential home values at their 2024 values, Monroe County residents have received or will be receiving updated tax notices reflecting the tax freeze.

However, the tax freeze is only happening on a one-time basis, which means that in 2026, residential property owners will be expected to pay the actual 2025 valuations as indicated on your original tax bill received late last month.

With numerous residents having expressed dissatisfaction with their valuations, the Monroe County Tax Assessors’ Office will accept appeals for residential properties on either tax bill that you have received: the frozen 2024 valuation (that will be used for 2025 property taxes) or the updated 2025 valuation (that will be used for 2026 property taxes).

Here’s the timeframe to expect for the appeal process. Monroe County property owners wishing to appeal their 2025 valuations (that will be used for 2026 property taxes) have 45 days from May 23 to appeal. That means that all 2025 valuation appeals must be submitted by July 7, 2025. Persons who miss the July 7 deadline for appealing their 2025 valuations will have another chance to appeal next year after 2026 property bills mailed. Monroe County property owners wishing to appeal their 2024 valuations (that will be used for 2025 property taxes) have 45 days from June 13 to appeal. That means all 2024 valuation appeals must be submitted by July 28, 2025. The Monroe County Tax Assessors’ Office will then have up to 180 days from the date they receive your appeal to respond.

Appeals can be mailed to the Monroe County Tax Assessors’ Office at P.O. Box 869, Forsyth, GA 31029 or hand-delivered to the Tax Assessors’ Office on the 2nd Floor of the Monroe County Administration Building at 38 West Main St., Forsyth, GA 31029.

Appeal forms can be found by visiting https://dor.georgia.gov/local-government-services/digest-compliance/real-and-personal-property-forms-and-applications and clicking on the document called “PT-311A”, which can be printed off as a PDF to be filled out and returned. The most important thing to be included on your appeal form is your opinion of what you believe your correct value to be.
